Revision Policy
Our goal is to provide a clear, permit-ready site plan based on the information provided at the time of order. To keep the process fast, affordable, and consistent, revisions are handled according to the policy below.
1. Client-Requested Revisions
Each site plan order includes one round of client-requested revisions after the first draft is delivered.
Client-requested revisions include changes, corrections, or updates requested by the client that are not the result of municipal review comments.
Examples include:
Changes to landscape design
Changes to the proposed driveway, walkway, patio, deck, pool, shed, or other site features
Adjustments to the layout based on client preference
Updates based on new information provided after the first draft
Corrections to project details that were missing, incomplete, or inaccurate at the time of order
Formatting or presentation changes requested by the client
All client-requested revisions must be submitted together in one message, email, or marked-up document. Additional client-requested changes after the included revision round may be subject to an additional fee.
2. Municipal Comment Revisions
In addition to the client-requested revision round, each site plan order includes up to three rounds of revisions for municipal zoning review comments.
Municipal comment revisions apply only to comments, deficiencies, or clarification requests issued by the city, municipality, zoning examiner, or plans examiner as part of the permit or zoning review process.
Examples include:
Zoning examiner deficiency comments
Requests to clarify setbacks, lot coverage, building dimensions, or site features
Requests to revise labels, notes, or annotations required for zoning review
Requests to add information required by the municipality for site plan review
Minor corrections required by the city during zoning or permit review
Municipal comment revisions must be based on written comments or deficiency notices from the municipality.
3. What Is Not Included
The included revision rounds do not cover major changes outside the original scope of work.
Examples of work that may require an additional fee include:
A new or different project scope
A substantial redesign of the site layout
A change to the property address or project location
New survey information that significantly changes the site plan
New client-requested design changes after the included client revision round has been used
Revisions caused by missing, incorrect, outdated, or incomplete information provided by the client
Engineering, grading, drainage design, zoning analysis, BCIN design, professional stamping, or legal surveying
Resubmission support beyond the included three municipal comment revision rounds
4. Revision Timeline
Client-requested revisions should be submitted within 7 days of receiving the first draft.
Minor client-requested revisions are typically completed within 1–2 business days, depending on workload and the complexity of the request.
Municipal comment revisions should be submitted as soon as the city or municipality provides written comments. Turnaround time will depend on the complexity of the comments, but minor municipal deficiency revisions are typically completed within 1–2 business days.
5. Client Responsibility
The client is responsible for providing accurate and complete information at the time of order, including surveys, sketches, dimensions, project details, and any municipal requirements.
The client is also responsible for submitting the site plan to the municipality, communicating with the city, and forwarding any written municipal comments or deficiency notices required for revisions.
We are not responsible for delays, rejection, or additional costs caused by missing, inaccurate, outdated, or incomplete information provided by the client.
6. Final Approval
Once the included client revision round and up to three municipal comment revision rounds have been completed, the site plan will be considered final.
Additional revisions after that point may be billed separately.
